Update on Brookfield Village Phase 2

Brookfield is ringing in the new year with major advances towards the continuing development of Brookfield Town Center!  The town completed Phase 2 of the Streetscape in October and in November the Brookfield Village developer cleared the remaining vacant buildings to prepare for the construction of Brookfield Village Phase Two. On Thursday, 12/14/19, a public hearing was held with the Town of Brookfield Zoning to review the site plan modifications for Brookfield Village Phase Two which includes the construction of two multi-use buildings and patio-plazas at 802 and 806 Federal Rd.
The modifications include more parking, widening the plaza, adding a second story bridge area to connect the two buildings, and adding high-end finishes and some balconies to the apartments.
The first floors of the 2 new buildings will offer approximately 15,000 square feet of retail space (7,500 sq ft per building).  George Walker, the commercial real estate agent for the retail space, states “I am really excited they plan to break ground for Phase Two in the spring once all approvals have been received.  This is going to be a beautiful centerpiece for Brookfield Town Center where I can envision many community events taking place in the plazas.” 
If the new modifications are approved, Brookfield Village Phase Two will feature two enlarged plazas.  The first plaza will parallel Federal Rd and will be a patio area 26 feet wide and 160 feet long.  The second plaza will be located between the two buildings and will be 40 feet wide and 180 feet long.  The plazas will allow restaurants to provide substantial outdoor patio dining, a must have for many restaurateurs. George added that he already has a signed lease with an upscale Asian restaurant.  “Have you ever had the option to dine outdoors at an Asian restaurant?” George asked us with a big grin. 
George is looking to lease the remaining space to a mix of restaurants, personal services such as spas and salons, and a mix of retail shops. A café is expected to sign a lease in one of the new buildings.
The two new buildings will also include a combined 40 upscale market rate apartments featuring high ceilings, granite countertops, and high-end fixtures.  Unlike Phase One which included some affordable housing, all 40 of the apartments in Phase Two will be market rate residential units.
Phase Two will now also include the demolition of the old brick Post Office building on Station Rd and will be replaced with a parking lot for over 40 cars.  Phase Three is currently in the pre-planning design phase but will include market rate residential buildings, not affordable housing.
George stated that if all goes well, ground breaking will begin in the spring and the buildings will be completed by the 2nd quarter of 2021.  Meanwhile the town plans to bid out Streetscape Phase 3 in late 2020. This year will certainly be an exciting time of positive change and progress in Brookfield Town Center!  First Selectman Steve Dunn summarizes it best. “Brookfield Village Phase Two will replace an old and run down set of buildings with two new mixed use buildings and improve the downtown with more shopping, an Asian fusion restaurant and other shops that our residents can enjoy. The apartments will be market rate upscale.”
