Brookfield Village Update – May 2022

We met with George Walker, Director of Corporate Development for Advantage Commercial Realty, to get an update on the leasing and construction completion of Phase Two at Brookfield Village (fka Four Corners). 

The Town of Brookfield recently completed two phases of the adjacent Streetscape portion adding new infrastructure including sidewalks, street lighting, and landscaping. The New England-style Streetscape was designed to complement Brookfield Village’s attractive architectural features. This makes the new Brookfield Village and Town Center the “go to” destination for restaurants, food services and personal service locations for many area residents. 

Upon the completion of Phase Two, there are four buildings at Brookfield Village with a total of 88 apartments and 25,000 square feet of commercial space. Each building has commercial space located on the first floor with large adjacent parking lots and additional parking on Federal and Station Roads.  George told us that commercial spaces are currently 92% leased with new commitments from several businesses (see list below). One 2,141 square foot space remains to be leased.

Above the commercial spaces in Phase Two are two stories of studio, one and two-bedroom residential apartments with elevator access. These are “Market-Rate” apartments furnished with granite countertops, stainless steel appliances, custom cabinetry, and washers and dryers.

Additional features of Brookfield Village include future enhancement of the Still River Greenway Trail by the Town of Brookfield. This trail is currently a huge success used by hundreds of people each week who walk or ride on this popular bucolic and verdant trail. 

The current commercial tenants already open at Brookfield Village include Subway, Honeymoon Nail Salon, Travelling Chic Boutique (Women’s fashion accessory store), Blackhorse Contractor’s offices and Rich’s Ice Cream Dairy store. The latest tenants include an Italian restaurant, LA Piazza, and 4 Corners Nutrition Bar is opening soon.

Here’s what we know about the future tenants:

Salt 2.0   A new venue by the owners of Saltwater Grille in Litchfield.   While that restaurant had been very successful, during the pandemic the owners found that they would have to offer additional services including take-out meals from a space adjacent to the restaurant.  The take-out business was so successful that they opened another location in Torrington.  The 3rd will be at Brookfield Village. The restaurant is planning to open in late summer and will serve bowls, burritos, wraps, etc.   Although primarily a take-out establishment, there will be a few tables for indoor and outdoor seating. 

According to their website “Salt 2.0 is a new quick service concept created by Saltwater Grille. The menu is completely different, everyday affordable, customizable, but with the same attention to quality and detail”

Note Kitchen & Bar The popular Bethel restaurant will move to a new space approximately 4 times the size of their current location in Bethel.  Table and bar seating inside can accommodate approximately 125 diners/patrons and there will be multiple tables out front and in the plaza area for al fresco dining. 

According to their website, “Note Kitchen & Bar offers modern American cuisine fused with international influences paired with wines, craft beers, artisan cocktails, and soulful music. Our menu is created using locally sourced, fresh ingredients from neighboring farms and local waters. Offerings will change frequently based on seasons and availability of ingredients.”

Note Kitchen & Bar is famous for their music venue and plan to construct an indoor stage. They expect to have music 4 – 5 nights a week.  Note is expected to open in the late summer Fall.

Four Corners Nutrition, a smoothie and tea energy bar, is expected to open in a few weeks. 

A Dental Group with six operatories is anticipating a late summer opening.

#theCafe- Jennifer Casa, Owner plans to be open late Spring 2022 and will be serving breakfast and lunch.

Pierpointe Behavior Analyst of Connecticut. The focus of the group is on providing children and adolescents of all abilities with a place to socialize and learn skills that will foster individual growth and independence. Following the guiding principles of Applied Behavior Analysis (ABA). Brookfield resident Jenifer T Peralta-Mercado MS Ed., is the Founder & Executive Director. Offices are scheduled to be completed by the end of August

See the Floor Plan below that shows the location of the new restaurants noted above and the new tenants currently leasing at Phase Two at Brookfield Village.

And of course, the question that is always asked by residents; Parking? There are now 50 – 60 additional parking spaces in the back of the property which is expected to be paved in the near future. 

The success of the pre-leasing at Phase Two has encouraged the developer to request the approval of Phase Three which includes two new buildings to be located at the back side of the property.  There will be limited commercial space available as the buildings will primarily house apartments and 100% will be offered at “Market Rate”. There will also be more parking added.

  1. If you haven’t tried the new La Piazza bar and restaurant you’re in for a treat. Food is wonderful as is the ambiance and decor.
